Malta’s residential property sector continued to demonstrate resilience in early 2026, with transaction values exceeding €1 billion in the first quarter, according to newly released NSO data.
Final deeds of sale totalled €1.08 billion in Q1 2026, representing a substantial increase from €918.9 million in the same period last year.
Transaction volumes also edged higher, reaching 3,366 deals compared to 3,143 in Q1 2025, signalling steady market expansion.
Strong pipeline signals continued activity
Forward-looking indicators point to sustained momentum. The value of promise of sale agreements reached €1.4 billion in Q1 2026, up from €1.16 billion a year earlier.
The number of such agreements also rose to 3,862, highlighting strong investor and buyer interest in the months ahead.
March performance underscores market strength
In March alone, property transactions totalled €340 million across 1,130 final deeds, confirming continued strength in both demand and pricing.
At the same time, promise of sale agreements surged to €506.1 million, reflecting heightened activity in the pre-contract phase of transactions.
Market structure remains stable
Apartments continue to dominate Malta’s residential landscape, accounting for the largest share of transactions, followed by houses and garages.
Individual buyers remain the backbone of the market, with household transactions representing a significant proportion of total activity.
Outlook
The combination of rising transaction values, steady volumes and strong pipeline indicators suggests that Malta’s property market remains on a stable growth path, even amid evolving global economic conditions.
For investors, the data reinforces the sector’s continued role as a key pillar of Malta’s economy, supported by consistent domestic demand and ongoing development activity.
