Malta’s real estate sector registered a strong performance in May 2025, with residential property sales exceeding €320 million. A total of 1,199 final deeds of sale were recorded, representing an 11.6 per cent increase compared to the same period last year.
The month proved a particularly active one in Malta’s property sector, registering the largest volume and second-highest value transacted of any month since the beginning of 2023
The data, published by the National Statistics Office, reflects sustained confidence in the property market. The total value of finalised residential transactions reached €321.6 million – up 3.9 per cent year-on-year. Individual buyers, primarily households, made up 90 per cent of all final deeds, contributing €269.5 million to the total market value.
Market activity by region and locality
The Northern Harbour district recorded the highest number of transactions with 356 final deeds, followed by the Southern Harbour district with 200. At the other end of the spectrum, the Gozo and Comino district registered 137 deeds, while the Western district recorded 146.
Three localities stood out in terms of transaction volume: St Paul’s Bay (70), Birkirkara (64), and Mosta (55). These areas alone accounted for nearly 16 per cent of all finalised sales in May.
Asset class breakdown
A total of 1,306 properties were transacted during the month. Apartments were the most traded asset class, representing 34.8 per cent of all deals (455 units), followed by garages at 21.8 per cent (285 units). The data suggests strong ongoing demand for both residential units and associated infrastructure.
Leading indicators: Promise of sale agreements
The number of promise of sale agreements – a key forward-looking indicator – also saw a notable increase. A total of 1,378 agreements were registered in May, up 9.7 per cent compared to May 2024. Households accounted for 88.9 per cent of these agreements, while companies represented most of the remainder.
The Northern Harbour district again led activity with 413 agreements, followed by the Northern district with 254. The lowest numbers were recorded in the Western and South Eastern districts, with 112 and 182 agreements, respectively.
On a locality level, St Paul’s Bay (111), Mosta (69), and Birkirkara (67) emerged as the most active, jointly accounting for nearly 18 per cent of all promises of sale.
