Malta’s residential property market closed 2025 on a firm footing, with prices continuing to rise at a steady pace, according to the latest data published by the National Statistics Office (NSO).
The Residential Property Price Index (RPPI) stood at 177.36 in the fourth quarter of 2025, marking a 6.1 per cent increase over the same period in 2024. This represents a slight acceleration from the 5.7 per cent annual growth recorded in the third quarter, confirming that upward price pressures remain intact.
On a quarter-on-quarter basis, the index increased by 1.3 per cent, equivalent to a 2.25-point rise from Q3, pointing to continued – albeit moderating – momentum in the housing market.
Price growth remained broad-based across property types, though trends diverged slightly between segments.
Apartments – which account for a significant share of market activity – saw prices rise by 6.2 per cent year-on-year, with the index reaching 177.46. The acceleration in this segment suggests sustained demand, likely supported by both domestic buyers and investment-driven activity.
In contrast, maisonettes recorded a slower annual increase of 5.3 per cent, with the index standing at 167.38, indicating a mild cooling relative to previous quarters.
Sustained growth, but no signs of overheating
From an investment perspective, the data reinforces a pattern of stable, mid-single-digit price growth, with annual increases consistently hovering between 5 and 6 per cent throughout 2025.
While the marginal pickup in annual growth between Q3 and Q4 points to persistent demand, the softer quarterly increase suggests that the market may be transitioning into a more balanced phase following stronger gains in earlier years.
The RPPI – based on actual transaction data provided by the tax authority – tracks price movements across apartments, maisonettes and houses, offering a comprehensive snapshot of Malta’s residential property market.
