Malta’s residential property market recorded one of its best third quarters on record in 2026, with the highest-ever value of transactions reaching €1.13 billion and more final deeds of sale registered than in any quarter since the end of 2022.
The performance came despite a year-on-year decline in September, when 974 final deeds of sale relating to residential property were registered, down by 11.5 per cent compared with the same month in 2025, according to figures published by the National Statistics Office (NSO).
The total value of these deeds amounted to €306.6 million, a decrease of 10.8 per cent year-on-year.
The third-quarter figures nevertheless highlight the strength of the market, with the total value of residential property transactions surpassing €1 billion in both 2025 and 2026. Between 2021 and 2024, the value of transactions in the third quarter did not exceed €900 million. The more recent figures represent an increase of over €150 million.
During September, 959 promise-of-sale agreements relating to residential property were registered, a decline of 9.6 per cent compared with September 2025. Their total value reached €395.8 million, an increase of 5.5 per cent over the same period.
Of the 974 final deeds registered during the month, 881 involved individual buyers classified as households, accounting for 90.5 per cent of the total. The value of these transactions amounted to €259.8 million, equivalent to 84.7 per cent of the overall value of residential property deeds registered in September.
Households also accounted for 823 promise-of-sale agreements, representing 85.8 per cent of the total, with the remaining agreements mainly involving companies.
San Pawl il-Baħar recorded the highest number of final deeds of sale in September, with 85 transactions, followed by Birkirkara with 63 and Żabbar with 39.
The same localities led the number of promise-of-sale agreements, with San Pawl il-Baħar recording 81, followed by Birkirkara with 44 and Żabbar with 42.
The final deeds registered during September covered 1,095 individual properties. Apartments accounted for 405 properties, or 37 per cent of the total, while garages accounted for 259 properties, representing 23.7 per cent.
